A small outfit with large processes

I started Baula from one observation: the expensive part of running a flat is not the rent, it is not knowing what condition it is in. Since 2023 I have documented, filed and followed up on properties across Barcelona and its metropolitan area.

I work for property managers, letting agencies, short-let and mid-let operators and portfolio investors, including international agencies that need someone they can trust on the ground.

Three facts you can check

340 hand-backs in three years

Between July 2023 and September 2026 I closed 340 end-of-tenancy hand-backs in Barcelona and its metropolitan area. 339 were signed on the first visit, and no case file has ever been sent back.

Education first, then property

I come from education, and that is what I use on every visit: explaining what I am looking at while I look at it, so that whoever lives there understands what will end up in writing. The technical side, the condition of a flat and its paperwork, I learned in the trade, one case file at a time.

Evenings, nights and weekends

I work when the tenant can be there, which is outside office hours. That is not a drawback: it is what makes the visit happen on the planned day, once, with the keys back the next day.

The three areas

Field work

Visits, photographic capture, check-ins and on-site checks. This is the area that walks the flats.

Writing and verification

Turns the visit into a document that holds up: writing, cross-review and publication in the client area.

Filings and utilities

Utilities, paperwork and liaison with companies, public bodies and trades.

Associate technicians

Photographers, trades and technicians we have vetted, working to my protocol and my delivery formats.
