Three things that cost money at every tenant changeover

€40 for every day the flat sits empty. A flat renting at €1,200 loses €40 a day. With the painter and cleaners booked for the day after check-out, it is let again in days, not weeks. Make-ready →

In the UK it has a name: Inventory clerk

In the UK, the person who documents the flat at check-in and check-out and signs the report with both parties has a profession of their own: the inventory clerk, with a professional association since 1996 and an official qualification since 2025.

No British property manager goes in person. They instruct the visit, receive the report and decide with the paperwork in hand.

In Barcelona, Baula has done it since 2023.

The tenant changeover calendar

Day 0 · The tenant gives notice I confirm the notice in writing, with a firm date, and open the move-out calendar.
Days 1–5 · Pre-move-out visit I walk the flat with the tenant and leave them the list of what to fix before leaving.
Day 28 · Check-out Signed report, photographed meter readings and keys the next day. The report is in the client area within 48 hours.
Day 29 · Make-ready and utilities Painter and cleaners booked for the next day. Electricity and water in the landlord's name, never disconnected.
Day 31 · Next tenant moves in Check-in report on the same template and utilities in the new tenant's name. The flat earns again.

A circuit, not a list of services

Check-out and condition report I close the check-out the same day and the keys arrive the next.
Turnaround and contractor coordination Every day the flat sits empty costs money.
Utility account transfers Opening, closing and transferring water, electricity and gas.
Check-in report and inventory The document that keeps the check-out from becoming an argument.
Works and refurbishment monitoring Know how the works are going without having to go.
Short-let check-in and check-out The same journey, but in days instead of years.
