A rented flat always follows the same journey: a tenant moves in, lives there, moves out, the flat is turned around and another tenant arrives. Each stop can be booked on its own, but when the same person handles them with the same method they stop being separate jobs.
And notice that it is a circle: one tenant moving out is the next one moving in.
Stop 1 · I close the check-out the same day and the keys arrive the next.
I go to the flat on the day the tenant leaves, at the time they can be there: evenings and weekends, which is when people move. I document the condition, take the final readings, collect the keys and close the check-out on the spot.

Stop 2 · Every day the flat sits empty costs money.
With the report in hand you already know what needs doing. This is where I take over: I obtain comparable quotes from vetted trades, open the job, follow it and do not close it until it has been checked.
Turnaround and contractor coordination
Stop 3 · Opening, closing and transferring water, electricity and gas.
I deal with the utility companies directly, resolve the paperwork they keep asking for and confirm the change with the new contract in hand. Depending on the company, between 5 and 15 days.
Stop 4 · The document that keeps the check-out from becoming an argument.
When a new tenant moves in, I document the flat before anyone lives in it: room by room, with the same checklist and the same photographic method I use on the day they leave. It covers meter readings, an inventory of what is there and the condition it is in.
Stop 5 · Know how the works are going without having to go.
Regular visits while the work progresses: I check what has actually been done, how it has been left and whether the deadlines are being met. Each visit produces a progress record for that phase.
Works and refurbishment monitoring
Outside the circuit · The same journey, but in days instead of years.
In-person welcome for the guest, key handover and an explanation of the property. On departure, an inspection with a written report and photographic evidence of any damage or missing inventory.
