Check-out and condition report

I close the check-out the same day and the keys arrive the next.

I go to the flat on the day the tenant leaves, at the time they can be there: evenings and weekends, which is when people move. I document the condition, take the final readings, collect the keys and close the check-out on the spot.

The report is delivered within 48 hours, with every defect matched to its photograph and with the work prioritised: what must be repaired before letting again, what can wait and what needs no attention. I do not decide whether the deposit is returned; I provide the evidence so that whoever must decide, decides.

Mid-tenancy inspection

A visit halfway through the tenancy, to the same checklist, to know how the flat is doing before the lease ends. It catches in time what would be expensive at check-out.

Key recovery after legal proceedings

When the departure follows proceedings rather than a hand-back, I still go: I document the condition the flat was left in, collect the keys and deliver the report so action can be taken straight away.
