Twenty days of building work and you pay the same rent? You are being overcharged, and it is not up for negotiation.

Repair work that cannot be postponed has to be put up with, however disruptive it is and even if it takes part of the flat out of use. But there is a limit: if the work lasts more than twenty days, the rent has to be reduced in proportion to the part of the home the tenant cannot use. The law says so; nobody gets to decide otherwise.

If it is improvement work, it has to be announced three months in advance, stating what the work is, when it starts, how long it will take and the expected cost. With that notice, the tenant can choose to leave the flat.

If you are a tenant, count the days and claim it in writing, because nobody will deduct it for you. If you are a landlord, work it out yourself and offer it before it is claimed. It costs the same and it completely changes how the relationship ends.
