Normal wear and tear, from years of living there, is not the tenant's to pay. The courts have been clear: the flat does not have to be returned as new, and repainting or paying for professional cleaning cannot be demanded unless it was agreed in writing. Yellowed paint, marks from furniture, a scratch on the floorboards: that is ordinary use, and the landlord pays for it, since the landlord is the one letting it again.

There are real exceptions, though: changing the colour without asking, or holes and damage that go beyond normal use. That is on the tenant.

And all of this comes down to one thing: the photographs from day one. With a check-in report, the conversation takes two minutes. Without one, whoever shouts loudest wins, and usually nobody does.
