Five things you need to know to get your full deposit back.

First: pick up the contract you signed when you moved in and read it again. You probably signed it months or years ago and there are conditions you no longer remember. Check what notice period it sets and give notice of your departure with the time it requires.

Second: organise the move so the flat is empty a few days before you hand over the keys. With the flat bare you can see it the way it was given to you, and it is easy to spot damage you can put right and stop money being held back from the deposit. Try to leave it clean and tidy.

Third: document the state of the flat with photographs and video. And if you made improvements during the tenancy, such as installing air conditioning or a wooden floor, put it on record and keep the invoices to hand.

Fourth: photograph the meters with the readings visible and keep the last utility bills. You may need them to handle the change of account holder, and they make clear what was used up to the day you left.

And fifth: sort out all the keys. Check what you received when you moved in and what you have to return. And remember the set you gave your parents, a friend or someone you trust in case of an emergency.
