What I say in the video

The landlord has the keys to the flat. The flat is theirs, but they cannot come in.

For as long as the contract lasts, that flat is the home of whoever lives in it. And the home is inviolable: the Constitution says so, not the contract. Having a spare set of keys is normal. Using them without permission is not. Entering without consent can be a criminal offence.

If you are a tenant, you should know that the landlord can come in to carry out repairs or to show the flat when the contract is ending, but only by agreeing a day and time with you. And if you are a landlord, it is not that you can never go in: it is that it has to be agreed. A dated message proposing a day and time settles half the conflicts that end badly.

The only exception for entering without notice is a genuine emergency: a leak, a gas escape, a fire.
