She bought the sofa before measuring, and now the sofa lives in the hallway. True story. Three seats, gorgeous, grey. It got through the door and then could not turn. And it was not her fault: the listing said eighty square metres. Eighty built square metres.

Built square metres include the walls and your share of the staircase and the landing. Usable square metres are the ones you actually walk on. Between the two there can be a ten or twenty per cent difference. Eighty built can easily be sixty-five you can stand on. And a sofa does not sit on a wall.

So before you buy anything, do this: take masking tape and draw the piece of furniture on the floor, at real size, where you want it to go. Then live with it for two days. If you have to climb over the sofa to get to the kitchen, that is not your sofa.
